Mobile Home Plumbing Repairs, Leaks, and Repiping
Mobile home plumbing runs under the floor and through the walls differently than a site-built house. Cal Star repairs, replaces, and repipes those systems across Southern California.

Warning Signs
Signs Your Plumbing Needs Attention
Under-floor leaks do the most damage, because they can run for months before anything shows up inside the home.
- A water bill that climbed with no change in usage
- Soft, spongy, or discolored spots in the floor
- Low water pressure at one fixture or throughout the home
- The sound of running water when nothing is on
- A musty smell in a room or under the home
- Rusty or discolored water at the tap
The Fix
What Cal Star Repairs
We trace the actual source before opening up a floor or a wall, so the repair matches the problem.
Leak Detection & Repair
Under-floor and in-wall leaks located and repaired, including the subfloor damage a long-running leak leaves behind.
Whole-Home Repiping
When the original supply lines are past saving, we repipe the home instead of chasing one leak after another.
Water Heater Repair & Replacement
Repairs and replacements sized, vented, and secured correctly for a mobile home's space and clearances.
Drain & Sewer Line Repair
Slow drains, blockages, and damaged waste lines under the home, including the connections at the outlet.
Fixture & Valve Replacement
Faucets, toilets, tubs, shut-off valves, and hose bibs, including fixtures made to mobile home dimensions.
Freeze Damage Repair
Split lines after a cold snap, with insulation and rerouting so the same run does not fail again next winter.
Why It Matters
Why Mobile Home Plumbing Needs a Specialist
In a mobile home, most of the plumbing runs in the crawl space under the floor, often inside the insulation and above the vapor barrier. A leak there does not drip onto a slab where you would see it — it soaks the subfloor from underneath. By the time the floor feels soft, the repair involves framing and flooring, not just a pipe.
The other difference is age. Many of the homes we work on still have their original supply lines, and fittings that were standard decades ago are not standard now. Cal Star works on these systems every week, so we carry the right parts and can tell you honestly when a repair will hold and when repiping is the better use of your money.

FAQ
Plumbing Services Questions, Answered
Can you find a leak without tearing up my floor?
Usually. Most mobile home plumbing is reachable from underneath, so we start in the crawl space rather than opening finished surfaces. We only open a floor or wall when the leak is genuinely inside it.
How do I know if I need repiping instead of a repair?
If you have had several leaks in different places, the lines themselves are usually the problem. One isolated leak in otherwise sound plumbing is a repair. We will tell you which situation you are in.
Do you replace water heaters in mobile homes?
Yes. Mobile homes need a unit approved for manufactured housing with the correct venting and clearances, which is a common reason a standard replacement causes problems later.
My floor is soft near the bathroom. Is that plumbing?
Very often, yes. A slow leak under the floor is the most common cause of a soft spot in that area. We locate the source, repair it, then rebuild the subfloor and flooring.
