Flooring & Subfloor Repair
Soft Spots and Sagging Floors Usually Start Underneath
On a mobile home, the floor you walk on is only as solid as the subfloor and framing below it. Cal Star repairs water-damaged subfloors and installs new flooring — after the cause is fixed.

Warning Signs
Signs Your Floor Needs More Than New Carpet
A soft or spongy spot almost always means something failed underneath, not just on the surface.
- Soft, spongy, or flexing areas when you walk
- Floors that slope or feel uneven in one room
- Discolored or swollen flooring near a bathroom or kitchen
- A musty smell that seems to come from the floor
- Loose or cracked tile, vinyl, or laminate that keeps coming back
- A water stain on the ceiling of a room below (in a double-wide)
The Fix
What Cal Star Repairs
We trace soft spots to the actual failure — a leak, moisture from underneath, or framing that has rotted — before any new flooring goes down.
Leak Source Location
Plumbing leaks under the floor are the most common cause. We find and repair the pipe before rebuilding the subfloor.
Subfloor & Joist Repair
Rotted or delaminated subfloor and damaged framing are cut out and replaced so the new floor has something solid to attach to.
Luxury Vinyl & Laminate
Wood-look plank flooring installed over a repaired subfloor — a durable, water-resistant option many homeowners choose for kitchens and baths.
Tile & Sheet Flooring
Bathroom and kitchen flooring replaced with tile, vinyl sheet, or other finishes suited to the room and the home's structure.
Transition & Trim Work
Thresholds, baseboards, and transitions between rooms finished cleanly so the repair does not look like a patch.
Moisture Barrier Coordination
When moisture from under the home contributed to the damage, we address the vapor barrier as part of a lasting fix.
Why It Matters
New Flooring Over a Bad Subfloor Will Fail Again
Covering a soft spot with new vinyl or carpet does not fix it — it hides it until the floor collapses further or mold spreads into the framing. On a mobile home, plumbing runs directly under the floor, and a slow leak can soak the subfloor for months before anything shows upstairs.
Cal Star handles the full repair: locate the leak, dry and replace the damaged subfloor, then install the finish flooring. Because we also do plumbing, foundation, and vapor barrier work, the whole problem gets solved in one project instead of three separate callbacks.

FAQ
Flooring & Subfloor Repair Questions, Answered
What causes soft spots in mobile home floors?
Most often a plumbing leak under the floor or moisture coming up from a failed vapor barrier in the crawl space. Both soak the subfloor from underneath.
Can you replace just one section of subfloor?
Yes. We remove only the damaged area, sister new joists where needed, and patch the subfloor before installing new flooring over it.
Do I need to move out during subfloor repair?
Usually not for a localized repair. Larger jobs may require limited access to certain rooms while the subfloor dries and new flooring is installed.
Can flooring repair be combined with a bathroom or kitchen remodel?
Yes, and it often should be. If the subfloor is already compromised, replacing it during a remodel is the right time to fix it.
